We find this important as every tenant, client and property is different, so having a basic approach does not work in this industry, as you’re not just another number to us. For standard residential properties, we complete annual fire safety and general property inspections, while our student rental properties receive more frequent quarterly inspections due to their unique needs. These inspections include reviewing property condition, cleanliness, maintenance concerns, safety equipment, HVAC filters, and other important items to ensure your property remains well-maintained.
Both landlords and tenants benefit from our comprehensive online management portal, which streamlines communication and property operations. Comprehensive Property Inspections
At Flinnco Property Management, we believe proactive property care is one of the most important parts of protecting your investment. Our comprehensive property inspections are designed to identify potential concerns early, ensure the property is being properly maintained, and provide landlords with confidence that their investment is being cared for.
Our inspections include a thorough review of the property’s overall condition, including common areas, interior spaces, exterior areas, and any potential maintenance concerns. As part of our inspection process, we check and replace HVAC filters as required, ensure garbage and waste areas are properly maintained, and identify any cleanliness, safety, or maintenance issues that may require attention.
We also complete important safety checks, including reviewing smoke alarms, carbon monoxide detectors, fire safety equipment, and other safety-related concerns to help ensure the property remains compliant with applicable requirements. Any issues identified during inspections are documented, communicated to the owner, and addressed promptly through our maintenance coordination process.
Regular inspections allow us to stay ahead of costly repairs, maintain the condition and value of your property, and ensure tenants are meeting their responsibilities under their tenancy agreement. Our goal is to provide proactive management rather than simply reacting to problems after they occur.
Student Rentals
At Flinnco Property Management, we specialize in managing student rental properties and understand the unique challenges and responsibilities that come with this type of investment. Our student leasing process is built around protecting your investment from the very beginning. We understand that many student tenants require guarantors, which is why we offer a thorough application and screening process that includes reviewing guarantor information to help ensure financial responsibility and added security for your property. Our goal is not simply to fill vacancies, but to place reliable tenants who meet our screening standards and are a good fit for your property.
Once tenants are placed, our student property management approach is more hands-on than standard residential management. We recognize that student properties often require proactive oversight, which is why we complete regular property checks approximately every four months to monitor the condition of the home and address concerns before they become larger issues.
During these inspections, we review areas such as cleanliness, garbage storage and removal, general property upkeep, maintenance concerns, HVAC filter changes, fire safety equipment, bathroom ventilation fans, and other important property components.
Our Visits
We also follow up with tenants regarding expectations, maintenance responsibilities, and any concerns identified during our visits.
